What usually matters
- Buy real estate worth at least US$400,000 (or the equivalent in foreign currency). The value is confirmed by an official valuation report.
- You commit not to sell the property for three years, and this is annotated on the title deed.
- Your spouse and children under 18 can be included in the same application.
- There is no minimum stay, residence requirement or language test.
- The payment must follow the official foreign-currency route and be documented through a Turkish bank.
Türkiye’s citizenship-by-investment programme is one of the most direct routes to a second passport. It is based on real estate, and there is no requirement to live in the country before or after you apply.
How the process runs
- Research and selection. We shortlist properties that match your goals and qualify for the programme, based on an up-to-date valuation.
- Checks and purchase. We verify the title, the zoning, any debts on the property and the valuation. Then the purchase is completed with a Turkish lawyer, and the three-year annotation is added to the deed.
- Certificate of conformity and residence permit. Official confirmation that the investment qualifies, followed by a residence permit on investment grounds.
- Citizenship application. Filed for you and your family, then followed until the decision.
What decides the file
The valuation. What counts is the officially assessed value, not the sales price, and valuation reports are only valid for a limited time.
