Türkiye offers two things few countries combine. One is citizenship by investment: buy qualifying real estate worth at least US$400,000 and your family can apply for Turkish citizenship, with no residence or language requirement. The other is a new tax regime. People who become tax resident in Türkiye from 2026 onwards can pay no Turkish income tax on their foreign income for 20 years, under Law No. 7582.

How much real estate do I need to buy for Turkish citizenship?

At least US$400,000, in one or more properties, held with a title deed annotation that blocks resale for three years. The valuation must come from a licensed appraiser approved for citizenship files — this is where most delays happen, so we check it before any payment is made.

Do I need to live in Türkiye to become a citizen this way?

No. The citizenship-by-investment route has no residence or language requirement. Your spouse and children under 18 are included in the same application.

What is the 20-year foreign income tax exemption?

Under Law No. 7582, people who become Turkish tax residents from 2026 onwards can be exempt from Turkish income tax on income earned abroad for 20 years. It targets people relocating their tax base to Türkiye without moving their income-producing activity there. Eligibility depends on your specific income sources and prior tax residence, which we review with our Turkish tax partners before you commit.

Can I combine citizenship and the tax exemption?

Yes, and we plan them together when both suit your situation. Citizenship by investment does not by itself make you a tax resident — that depends on where you actually live and your ties to Türkiye, which we assess separately.

How long does the citizenship application take?

Once the property purchase and valuation are complete, the government file typically moves in a few months, though timelines vary with the current caseload. We track your file until the decision and the deed annotation.
