Investors who want an EU residence permit backed by property, without having to live in Greece full time.
What usually matters
- A real estate investment of at least €400,000 in most of Greece and €800,000 in Attica, Thessaloniki, Mykonos, Santorini and the larger islands (2026 thresholds).
- Lower thresholds (from €250,000) apply to converting commercial buildings to homes or restoring listed buildings.
- One property of at least 120 m² in the higher-threshold areas; it cannot be used for short-term holiday rentals.
- The permit covers your spouse, children under 21 and both sets of parents, and is renewable every five years while you keep the property.
- No minimum stay is required to keep the permit.
Greece is today the only country in our markets where a Golden Visa can still be obtained through real estate: Portugal removed the property route and Spain abolished its Golden Visa in 2025. The Greek programme grants a five-year residence permit to investors and their families, renewable as long as the investment is kept.

What decides the file
Where the property is. The minimum investment depends on the region, and a property that qualifies in one area may not qualify in another. Due diligence on title, licences and the property’s permitted use comes before any deposit — especially because properties bought for the Golden Visa cannot be let as holiday rentals.
